This past year I experienced the “joy” of searching for new office space. We did an extensive search looking at many buildings all over the Pittsburgh area. What I discovered was somewhat surprising. The majority of the buildings had no drawings or did not have current accurate drawings, let alone, CAD drawings. I thought how can these buildings not have any good drawing information? For sure Architects or Interior Designers must have worked on these buildings at some point? What I discovered was most buildings were drawn up on a per tenant basis over the years or when I came across a building that had plans of a floor or the complete building, it was either out of date or not in CAD. What I concluded that happens in many cases is that a building owner will hire someone to draw and/or measure spaces of the entire building at some point. I found out in many cases the plans were redrawn from scaling old blueprints and not necessarily field verifying. The problem with this is plans become out of date very quickly because of the constant turnover and transformation of tenants in buildings. Either a tenant is moving out or in, expanding or downsizing, which will change the plans of the building. The solution is hiring a firm that can come in to accurately measure the building, provide quality CAD drawings, manage the drawings and update them when needed, so the owner always has good accurate CAD drawings of their building. This is important for many reasons. If an owner hires someone to measure their building and produce accurate plans but does not keep the plans updated, the plans become outdated and no good in a few years. This will force the owner to spend additional wasted money to hire someone to do this whole process all over again. If you do it right the first time and keep the drawings up to date you will save money in the long run. Also you now have accurate square foot information for your leasing people, have drawings that can be quickly turned over to a designer for immediate use which will also save time and money.
